Pre-Listing Edit - $250

Most homes don’t need staging. They need editing.

This is a walkthrough with the seller where I show them what to move, what to remove, and what to stop apologizing for. No rentals. No props. Just a cleaner, more intentional version of the home they already have.

The goal: make the space look intentional before I photograph it. Declutter counters, reposition furniture, clear sightlines. Small adjustments that make a big difference in photos.

Takes one to two hours. I give direction, the seller does the work (or hires someone). Then I come back to shoot.

Standard Photography — $300

  • A practical alternative to bringing in furniture.

  • $200 for five photos.

Virtual Tour & Floor Plans — $0.10/sq ft

  • Professionally captured 3D tour and schematic floor plan.

  • Color or black and white.

  • Minimum charge $175.

Listing Copywriting

Basic Listing Rewrite — $250

  • A 200-300 word property story written in the same narrative tone as my newsletter.

  • Clear, specific, and built to hold a buyer’s attention.

  • One round of edits included.

  • 48-hour turnaround.

How We Work Together

Photography: we pick a time, I shoot, you get the files the next day.

Pre-listing edits: I walk through with the seller, give direction, and return to photograph after adjustments.

Copywriting: you send the MLS sheet and anything worth knowing; I write it.

Newsletter sponsorships: you send the listing; I handle the story.

No meetings unless you want them.

Photography and pre-listing services: Salt Spring Island (travel fees apply for Victoria, Saanich, Duncan, and other Gulf Islands).

Prices exclude taxes and may change as the market does.

Twenty-four hours notice appreciated for cancellations.

Photography rates apply to a single structure up to 4,000 sq ft.

Add $125 for each additional 1,000 sq ft (or portion of) over that.
